Once a year

A thorough, top-to-bottom checkup and the upkeep that keeps your roof matching best practice.

Twice a year

One visit in spring to see how the roof came through winter, and one in fall to get it ready for the next one.

Our most complete plan, from the roof to the gutters to the skylights.

Once a year: $59/mo
Twice a year: $99/mo

Everything in Standard, plus:

Downspout replacements (up to 3 per year)
Full exterior home inspection
Skylight cleaning, plus AC unit removal and reinstall
Optional add-ons: window or door caulking, and tree-branch trimming within two feet of the roof

The checklist

Our 16-point inspection

Every RoofKeeper visit follows the same 16-point checklist, so nothing gets missed and you get the same thorough look every time.

Roof condition: We inspect for curling, cracking, missing, or loose roofing.
Roof structure: We examine for sagging or uneven areas across the roof surface.
Chimney flashing: We check for gaps, rust, or damage in the flashing around chimneys.
Skylight flashing: We inspect the seals and flashing around skylights for potential leaks.
Vent pipe flashing: We assess the flashing and rubber boots around vent pipes.
Valleys: We check the roof valleys for proper water flow and signs of wear.
Roof edge and fascia: We look for rot, peeling paint, or other damage to the fascia boards.
Soffit ventilation: We make sure the soffit vents are clear and doing their job.
Ridge vents: We check the ridge vents for proper installation and function.
Chimney structure: We inspect for cracks, loose masonry, or crumbling mortar.
Attic ventilation: We assess attic airflow to head off heat and moisture buildup.
Gutter attachment: We verify the gutters are securely fastened.
Drip edge: We check the drip edge along the eaves and rakes for a secure, sound installation.
Downspout connections: We verify the downspouts are secured to the gutters and the house.
Downspout drainage: We make sure the downspouts carry water well away from the foundation.
Ice-dam risk: We evaluate how prone the roof is to ice dams before winter sets in.

Plan terms and conditions

Scope of services. Services are limited to those stated in the selected package. Additional work requires client approval and will be billed separately.

Service limitations. Maintenance is preventive and does not guarantee against roof failure or major repairs. Esh Builders is not liable for damage due to unforeseen issues or severe weather.

Property damage. Esh Builders is not responsible for incidental property damage unless caused by negligence.

Liability waiver. The client acknowledges that maintenance is not a substitute for major repairs. Esh Builders is not liable for issues that arise between visits.

Payment terms. Payments are required based on the chosen package. Additional services will be quoted and billed separately. Cancellations require 30 days' notice.

Access to property. The client must provide access for maintenance. Esh Builders is not responsible for delays due to restricted access.

Disclaimer of warranties. Services are provided "as is" without warranties. No guarantees are made beyond those listed in the plan.
